Fall often brings a wider selection of homes and a more measured pace. For homeowners, accumulated equity may also open possibilities for the next move. Here is what the national trends mean—and what to check locally.
Whether you are looking in Greenville and the Upstate, around Lake Greenwood, or in Western North Carolina, the right decision starts with the market for your particular neighborhood, price range, and property type. These national figures offer context, not a substitute for local data.
A Keeping Current Matters analysis of Realtor.com data from 2016 through 2026 shows that active listings have historically been highest in the fall. Homes also tend to spend more time on the market than in summer. More choice and a slower pace can give buyers time to compare properties, arrange inspections, and discuss terms.


That does not mean every home will linger or every seller will negotiate. Well-priced homes in desirable locations can still draw quick interest. Buyers should assess the specific listing, financing costs, and their own monthly budget before making an offer.
Historically, the share of listings with a price cut rises from winter into summer and fall. In the national analysis, 16.9% of fall listings had a price reduction, compared with 12.5% in winter. A reduction can signal that a seller is adjusting to buyer feedback, but it does not by itself establish the home's market value.

For a fall buyer, a useful next step is to compare recent nearby sales and competing listings. The strongest offer may involve price, closing costs, repairs, or timing, depending on the seller's priorities. A seasonal decline in national median list prices does not guarantee that the same home has lost value; the mix of homes for sale changes through the year.
Cotality reports average borrower equity of $310,500 across 56.7 million U.S. properties in the first quarter of 2026. Its state graphic puts South Carolina at about $259,000 in average homeowner equity. These are broad averages, not estimates for an individual home.

For some sellers, proceeds after the mortgage payoff, transaction costs, and taxes may help fund the next purchase. Start with a realistic home value and a current mortgage balance to estimate what may be available. Borrowing against equity is a separate financial decision that adds repayment costs; discuss it with a qualified lender or financial adviser.
The September report also describes a national divide: higher-priced homes have shown stronger sales activity, while many entry-level buyers face tighter affordability. That pattern does not tell us how a particular Greenville starter home, Greenwood lake property, or Western North Carolina luxury listing will perform. Inventory, buyer demand, condition, and pricing need to be evaluated within each local segment.
